A construction manager has the overall responsibility for all the aspects of a project.
The construction manager ensures that the project is completed on time, and within budget.
In addition, the construction manager makes decisions on costs and schedules; establishes a timeline for the construction; and works in close contact with the general contractor and architect.
The construction manager generally performs many different duties that may include:
- - Coordinating with the owner, architect, design team, and subcontractors- Reviewing and approving all work- Monitoring the quality of work- Monitoring the schedule- Understanding the budget- Establishing subcontractor payment schedules- Evaluating subcontractor performance- Establishing a maintenance schedule
