An escrow officer is an employee that receives and releases funds with a third party.

The escrow officer receives documents from the buyer and buyer’s counsel and forwards them to the seller and seller’s counsel.

The escrow officer also reviews the documents, verifies them, and forwards them to both parties.

Escrow Officer Duties:

  • Prepare and explain documents, reports, or statements explaining legal rights and obligations
  • Perform routine clerical functions relating to escrow transactions
  • Process loan documentation in accordance with title policy
  • Assist with real estate transactions
  • Coordinate with the borrowers, lenders, real estate agents, and attorneys
  • Establish, maintain, and update escrow records
  • Recommend appropriate escrow guidelines

Escrow Officer Responsibilities:

  • Develop, maintain, and oversee escrow and closing support programs
  • Set up and process closings for both residential and commercial transactions
  • Prepare all necessary documents and ensure information is accurate
  • Plan and execute smooth closings, including handling post-closing issues
  • Meet with clients, lenders, title companies, realtors, and other closing agents
  • Resolve problems, including ensuring title, liens, and survey information are correct, and reconciling all funds, as well as educating clients on real estate practices
  • Maintain business relationships with banking institutions, realtors, and other parties

Requirements And Skills:

  • Bachelor’s degree in accounting or economics or related field
  • 3+ years’ proven experience in an escrow or real estate related position
  • Strong knowledge of real estate and escrow practices
  • Ability to communicate effectively with clients and vendors
  • Knowledge of financial operations and accounting practices
